This project studies the relationship between form and the intimacy of spaces with the goal of connecting the community within and beyond by providing a variety of public, semipublic, and private spaces.
It is located in St. John Neighborhood in Austin, TX, adjacent to the busy I-35 highway. The design balances openness and connectivity with protection from the highway and a sense of enclosure. It provides a variety of scales of outdoor spaces for residents, while buffering noise and filtering air pollution from two adjacent highways.
The program includes a variety of residential units at a comfortable density, ranging from 2-bed and 3-bed units with patios and ground level access, to 1-bed and studio units on the third level with private balconies. It includes space for a grocery store and cafe along the street front to mitigate the food desert surrounding the site, while residential units are raised on a plinth above the streetfront to further protect from busy traffic.
